East Midlands property prices are significantly below the national average. According to Rightmove, in the 12 months to October 2024, the average price of a property in the East Midlands was £263,000. This is significantly below England’s average price of £310,000. It’s also a good £16,000 cheaper than the region’s near neighbour, the West Midlands (£276,000).

Towards the south of the region, property prices are slightly above the regional average. A property in Northamptonshire costs an average of £305,000. Leicestershire properties average a price of £294,000, while Nottinghamshire and Derbyshire clock in at £252,000 and £249,000 respectively. Again, Rightmove recorded all of these prices in October 2024.

The East Midlands provides some extremely affordable options for first-time buyers. Terraced houses are available for an average of £188,000. There are bargains to be found in semi-detached property in the region, with sales averaging at a price of £228,000. Meanwhile, larger detached houses sell for an average of £372,000.
